Living & operating in Indonesia

Make Bali work
for your life.

The lifestyle is the reason. Your company, banking, visa and home are what make it possible.

We connect the practical decisions, prepare the right brief and bring in the people who can carry it through.

A place you enjoy.
A life you can run.

Bali is a serious lifestyle choice for many people. Our founder, Spencer Tarring, knows the appeal from his own life in Indonesia. The useful conversation starts with an ordinary week: where you work, how you train, who you spend time with and what your family needs.

Before committing to a long lease, test the journeys you will make, the internet connection, workspace, noise and access to healthcare. Include insurance, school arrangements where relevant, a realistic spending plan and the cost of trips elsewhere. Your first month should help you make a better decision about the next twelve.

Start with your actual activity. A visit, remote employment for an overseas company and a business serving Indonesian customers require different planning. Choose the permission and structure around what you will really do.

Set up an Indonesian company with a clear purpose.

We can coordinate Indonesian company setup and ongoing support through our corporate-service route, including Vistra, with the local delivery scope agreed for your activity. For foreign investment, the PT PMA is the company structure to assess with local advisers.

Describe what the business sells, who buys it, where it operates and your role. Then confirm the business classification (KBLI), foreign-ownership eligibility, capital, premises and licensing through OSS. A business identification number (NIB) is part of that process; the permissions needed to operate depend on the activity and risk level.

Three numbers that should not be confused.

BKPM Regulation 5/2025 sets a general minimum paid-up capital of IDR2.5 billion per company, unless other rules apply. Its general investment threshold is more than IDR10 billion per five-digit business classification and project location, normally excluding land and buildings, with sector-specific exceptions.

The E28A investor visa has a separate shareholding requirement. Ask the corporate and immigration providers to reconcile all three for your plan, including capital-use restrictions. These are commitments to assess, not consultancy fees.

Agree the continuing work too: bookkeeping, tax filings, investment reporting where required, licence maintenance and a named person responsible for deadlines. The company needs to function after the incorporation documents arrive.

How will you invoice—and get paid?

Begin with the contract. Who is supplying the service: you, your overseas company or an Indonesian company? Where is the work performed, and who is the customer? That determines the questions for your accountant and immigration adviser before you send the first invoice.

  1. Confirm the supplier and permission. Align the contracting entity, actual work and licences. An overseas company is not a blanket exemption from Indonesian rules.
  2. Set the invoice and tax process. Agree the entity details, invoice numbering, payment terms, bookkeeping and any withholding or VAT obligations. A commercial invoice and a Faktur Pajak tax invoice serve different purposes; the latter is issued by a qualifying taxable entrepreneur (PKP) for the relevant taxable supply.
  3. Match the payment route. Put the correct payee and account on the invoice, record fees and currency conversion, and reconcile receipts. Keep personal spending and company receipts distinct.

Bank Indonesia’s rules generally require Rupiah for domestic transactions, including price quotations, with specified exceptions such as qualifying international trade. Have the actual transaction checked before choosing a foreign-currency invoice.

A visa is not a tax answer. Indonesian residence can arise from residence, more than 183 days in a twelve-month period, or presence with an intention to reside. Overseas clients and a foreign bank account do not by themselves resolve your tax position. Review Indonesia and your existing country together.

Banking in Indonesia, properly prepared.

We can help with Indonesian banking preparation, relevant introductions and onboarding coordination. Start with what the account needs to do: daily living, customer receipts, payroll, supplier payments or international transfers. The bank and team are matched to the brief.

Your personal account

Prepare your passport, actual address, immigration status, tax-residency information and source of funds. As one published example, BCA’s Tahapan requirements distinguish residents using KITAS/KITAP from non-residents who may need other due-diligence documents.

Your company account

Prepare the incorporation and approval documents, tax registration, NIB and relevant licences, ownership and signatory information, plus a clear explanation of expected transactions. Confirm the bank’s checklist and any in-person requirements before appointments.

BCA · business current account requirements ↗

BCA is a published requirements example, not a claimed Commonwealth X partner. Account eligibility and acceptance remain with the institution.

After opening, check transfer limits, access while overseas, the mobile number used for authentication and who can authorise payments. Include a lost-phone procedure in your digital security strategy.

Which visa fits the life you intend to live?

These are starting points for a conversation with an immigration specialist. Nationality, passport, activities, sponsorship and supporting evidence matter. Visa validity for entry and the permitted length of stay are different dates.

Official Immigration pages checked 2 November 2026. Conditions and categories can change; confirm the live requirements before applying. This is a selected overview, not an eligibility decision.

B1A short visit30 days initially · up to 60 with extension

Visa on arrival / e-VoA for eligible nationalities. Useful for a first visit, tourism and permitted visitor activities. Check passport eligibility and onward-travel requirements before booking.

It does not permit selling goods or services or receiving remuneration for work from Indonesian individuals or companies.

C1A longer exploratory stay60 days initially · extensions up to 180 total

A single-entry visitor route for tourism and the other activities listed by Immigration. It can give you time to understand a place before committing to a move.

This is a visit permission, with restrictions on selling goods or services and receiving remuneration from Indonesian individuals or companies.

Read the official C1 requirements ↗
C2Business meetings and research60 days initially · extensions up to 180 total

For permitted business visits, meetings, negotiations, purchasing and signing agreements. Useful when you need to investigate a business opportunity or meet providers.

Business meetings are different from operating a business or taking local employment. The visa restricts selling goods or services and receiving Indonesian remuneration.

E33GRemote work for an overseas company1 year · extension available

The official remote-worker route requires an employment agreement with a company established outside Indonesia and evidence of at least US$60,000 annual salary or income, alongside the other application documents.

Being a freelancer or owning an overseas company does not automatically satisfy those requirements. Have your actual contract, duties and clients reviewed. Immigration permission does not settle your tax position.

E28AAn investor’s Indonesian base1 or 2 years · sponsor required

For qualifying investors and the permitted roles in their invested company. The official page currently requires evidence of at least IDR10 billion of shares in the sponsoring company, with company documents and banking evidence.

This personal investor-visa requirement is separate from a company’s minimum paid-up capital. A smaller shareholding and an active director or commissioner role may require the appropriate work route instead.

E23Working for an Indonesian sponsor180 days, 1 year or 2 years

An employment route linked to the Indonesian sponsor. Immigration lists a Ministry of Manpower work permit among the requirements. The correct work category depends on the position and activity.

Match the job, employer, manpower permissions and stay permit before starting work. A company registration alone is not your work permission.

Read the official E23 requirements ↗
E33A longer-term second homeUp to 5 years initially · conditions apply

A route with substantial financial commitments. Immigration currently lists a US$130,000 deposit with a state-owned bank or a US$1 million apartment commitment, with reporting and maintenance conditions.

It is not a general work authorisation. Additional activities require the applicable reporting and permissions. Confirm the financial commitment, deadlines and permitted property before proceeding.

E31BJoining a spouse with a stay permit1 or 2 years · sponsor required

A family route for the spouse of an ITAS/ITAP holder. Relationship documents and sponsorship form part of the application. Children and spouses of Indonesian citizens have different categories to assess.

A dependent’s residence position and any intended work need separate review. Do not assume one person’s permission covers the whole family’s activities.

We coordinate the application brief, document requirements, provider responsibilities and renewal calendar. Approvals remain with Immigration. Retirees, children, mixed-nationality families and other specialist circumstances may need a different category from those above.

Understand what you are buying.

A villa advertisement does not tell you enough about your rights. Establish who owns the land, which right is being offered, who can hold it, what you may do there and what happens at the end of the term.

Hak MilikFreehold land title
A foreign individual cannot hold this title. A PT PMA is not a way to turn foreign ownership into personal freehold. Do not rely on an Indonesian nominee holding title as though it were legally yours.
LeaseholdRights under a contract
A lease grants use on its agreed terms; it does not transfer freehold. Review the owner’s authority, term, renewal wording, permitted use, access, assignment and what happens to buildings or improvements.
Hak PakaiA registered right to use
Available in qualifying cases, including eligible foreign individuals. Immigration documents, the property, price and other statutory conditions matter. It is different from both a private lease and freehold.
Hak Guna BangunanA right to build · HGB
An eligible Indonesian legal entity, including an appropriately established PT PMA, can hold this right. It belongs to the company. Permitted activity, land status, term and extension conditions still need review.

Before a deposit or signature, commission independent legal and land-deed (PPAT) checks: title and encumbrances, boundaries and access, zoning, building approvals, intended use, taxes and the contract. A home for your own use and a villa you let commercially require different checks. Owning or leasing a building does not itself authorise a rental business.

Commonwealth X helps frame that brief and coordinate the appropriate local specialists. The legal opinion and title verification belong with the appointed professionals.

Illustrative case study · fictional scenario

Alex wants a life in Bali.
The plan has to earn its place.

Alex is fictional, not a client testimonial. He runs an overseas consultancy, wants to spend most of the year in Bali and is considering a long villa lease. He may also want to offer services to local businesses later.

We would first separate the two activities. His current overseas work needs an immigration and tax review: does his actual employment arrangement fit E33G, or is another route needed? His possible Indonesian business needs a separate feasibility review before a PT PMA is commissioned.

Next, map the contracts, invoicing entity and payment flows. Prepare personal banking for daily life, and assess company banking only alongside a justified company structure. An accountant reviews tax residence, reporting and the treatment of the income.

The villa decision follows independent checks on the lessor, underlying title, permitted use and lease terms. Alex tests the location before making a long commitment. Finally, the plan brings together renewals, account access, health cover and a recovery document for the people who may need to help him.

The deliverable: a written sequence, named responsibilities, a budget and the decisions still to make.

This describes a proposed planning process. No visa, company, bank account, property purchase or tax outcome is claimed as completed.

The questions people actually ask.

Do I need an Indonesian company to live in Bali?

Not necessarily. Start with your work, income, intended stay and family circumstances. Someone employed by an overseas company has a different brief from someone opening a local business. We assess the purpose before recommending a company.

Can I invoice overseas clients while living in Bali?

The answer depends on who supplies the work, where it is performed, your permission to do it and the tax position. An overseas invoice or bank account does not by itself remove Indonesian obligations. We help map the arrangement for the relevant immigration and tax advisers.

Can you help with Indonesian banking?

Yes. We can help prepare personal and company banking enquiries, coordinate relevant introductions and organise the documents. We agree the bank, account type, requirements and local provider privately. The institution makes the acceptance decision.

Can a foreigner own a villa outright?

The land right matters. A foreign individual cannot hold Hak Milik freehold land. A lease, eligible Hak Pakai right and a company-held HGB right are different arrangements. A lawyer and PPAT should verify the specific title, terms, permitted use and your eligibility before you commit.

Can you help with visas and the move itself?

Yes. We coordinate the brief and appropriate immigration-provider work alongside practical planning: accommodation, banking access, healthcare, family needs, documents and renewal dates. The final route and eligibility are confirmed against your circumstances.

One coordinated brief

From “I’d like to live there”
to knowing what comes next.
